Porsche, I am not seeking confrontation, I'm simply reading the figures, you're talking historic 10yrs ago.

Triple post actually, why has it got to be a buy just becos it has taken a bashing?? Last time these went from 12 quid a share to 90p and have had a very dilutive fund raising since, house buliders are generally just rubbish, the moment a recession starts they have no earnings, just liabilities, often for years, what good are special dividends when capital is being eroded. A dog, sell.

Personally, I don't agree, this a good solid number one house builder,
go over the fundamental's again..
The construction sector has taken a bash, that's got to be a buying opportunity.
This stock is oversold in my book..

And whoosh, back to 1.20 by next summer, uk housing gig all but over, brexit fiasco, credit junky population now at the mercy of higher rates and overpriced crummy house building being propped by stupid help to sell scheme about to be pulled. Should have known as soon as Woodford started buying builders they would tank....and sure enough. Word is Crest could be going bust.

Thanks for that. Didn't notice the special dividend. Still the biggest faller of the builders, but not quite so bad!

Ex-dividend accounts for over 6% as Special Dividend + Final Dividend = 35.2p.

Anyone know why the 10% fall? Ex-div takes 3% off, but that still leaves 7% fall against other builders 3%

IMF finally telling the truth ...
We are on the Verge of another crunch but with no ammunition to soften the blow

Nothing has changed since 2008/2009 just a staggering increase in debt and asset bubbles beyond imagination

Bought 2076 at just under £5.58 yesterday ahead of TM's conference speech in anticipation of a housing policy announcement. Looks like I was a little premature and could have bought in cheaper today but happy to hold now at least for the medium term unless we're plunged into a Brexit tailspin and I get stop-lossed out. Still a little cautious so the dividend will be taken in cash and not auto-reinvested. Be interesting to see what comes out of the AGM and trading update on the 17th but the newsflow has been steadily positive of late and the macro situation (i.e. we don't have enough houses) is supportive. I have a suspicion margins will suffer a little in years to come but be offset by increased unit sales of lower price and affordable housing with an increasing number of co-operative ventures alongside local councils. Hopefully I'm right - just my opinion, DYOR and all that.

Cheers aclark.
Given high labour costs and shortage, I would have expected more off-site modules to be pre-fabricated. Say wall panels with electrics pre-installed.
I used to produce corporate video and I did one for a co specialising in rebar frames to improve on-site weather affected effciciecy.
Even if we don't do all out pre-fab, like they do in Europe, I would expect by now to see many aspects using automated machinery.

Certainly not new practice. If you've got a crane on site then it's much easier assembling at ground level.

Just spotted we have 2 threads for BDEV.
I posted the published annual report on the other thread.
hxxp://www.barrattdevelopments.co.uk/~/media/Files/B/Barratt-Developments/reports-presentation/2018/barratt-ar18.pdf

Reading it I saw pretty picture on page 32, half a gabled roof being hoisted into position.

With increasing use of robots, and a host of other factors I have been surprised more housebuilding isn't done off-site, prepared in a factory, so this photo piqued my interest.

Anyone know if this is a new practice, and by all builders or just BDEV?
I assume done on floor on-site, safer and quicker for roofers.
