So - it seems to be a delayed response the bdev's outlook not being record breaking, but better than expected, in itself remarkable on background of low sentiment, with some favourable read across to peers. ..or have I missed something? 11/7/2018 10:33 | Sentiment is currently down on housing sector. IMO Todays Trading update shows the negative sentiment is without justification. The outlook is good, though no figures/substance given, other than higher volume and better/refined margins in medium term. If sentiment is shown to be without foundation, share price should be 20% up to long term share price trend, circa 550-600. Peers like BKG have been hit as London centric. CRLN were into sloppy outsourced government road (and other) contracts, with GFRD picking up tab for CRLN management (not market) shortcomings. So this may be cause of some negative sentiment. BDEV is none of these, so feel poor sentiment is unjustified. There have been reports (BKG) that profits have peaked. That does not mean there will not be good profits in the future, only that they have peaked..and once again, this is in context of being London centric. So.. I happily remain a LTH woth BDEV. 09/7/2018 12:00 | Hiddendepths. I assume you have looked at "sold prices" rather than "asking prices". Rightmove link here..filter for last year. Stamp duty seems to be a killer making it more worthwhile for many to extend/improve where they are, rather than move somewhere bigger. Being top end naturally means longer chain below,so more porblematic to get top end buyer. Many big houses here in Dorset are bought to convert into flats. As property is less affordable, I expect this to be an ongoing trend. I expect/hope this property down cycling is avoided in the Cotswolds, but that also means fewer potential buyers for your home. | dr_smith | |

05/7/2018 12:52 | Brexit is biting! I'm trying to sell my house at present - despite realistic pricing (15% lower than our price in the autumn) there have been no nibbles. It's a seven figure house but in the Cotswolds where the market is anecdotally strong. Savills tell me the market is "rubbish" and they are forecasting a decline everywhere next year. My personal view fwiw is that people are deferring big ticket purchases, especially houses and cars, as they feel very uncertain about what will happen after Brexit in March 2019. I suspect that it'll become abundantly clear only a month or two after that and confidence will return surprisingly quickly. The anxiety is clearly manifest in investors' attitudes to the housebuilders and I would be surprised if the decline doesn't continue, even if the results are strong. However, I believe that the sector is fundamentally cheap and the recovery next spring should be substantial. I had a lot of BDEV among others until a couple of months ago but sold the lot. I'm looking to get back in but am sitting on my hands until it's clear that sentiment is changing. | hiddendepths | |
