Asian Growth Properties (AGP) increase to 998.4 million Hong Kong dollars (80.3 million pounds) from 329.4 million HKD (28.1 million pounds) for the six months ended 30th June 2011. Rental income from the Dah Sing Financial Centre in Hong Kong remained strong as the centre experienced a high level of occupancy, while major developments in Chengdu and Kaifeng in Mainland China continue to provide a pipeline of business for the company. Asian Growth shares added 1p to 21p.

GREAT RESULTS.. STILL UNDER 30P... CANT WORK IT OUT

As at 30th June, 2010, the Group's equity attributable to the Company's
shareholders amounted to HK$8,245.8 million (GBP703.8 million), an increase of
HK$301.0 million (GBP68.3 million) over 31st December, 2009. The net asset
value per share as at 30th June, 2010 was HK$9.3 (79.4 pence) as compared with
HK$9.0 (71.7 pence) as at 31st December, 2009.

beneficially interested in 258,794,105 Shares which represent about 29.20% of
the existing issued share capital of the Company as a result of Nan Luen
International Limited ("NLI") increasing its shareholding interest in S E A
Holdings Limited ("SEA") on 15th January, 2010;

2. SEA is beneficially entitled to, in aggregate, about 97.17% of the
existing issued share capital of the

3. Mr. Lu is deemed interested in the Shares by virtue of (i) his
32.61% direct shareholding interest in JCS
