Yes, about time we got some better news here. It's been a very long and patient wait. If the portfolio is unlocked then these are seriously undervalued. I guess that they have disappointed for so long that investors are being cautious, as is the company by not making an RNS.

Just noticed that work has started on a £10 million supported housing scheme following following the recent change in government policy. The announcement was made by Knightstone Housing Group on Friday 16th September. I believe this is an indication that Ashley House Plc will now be able to unlock their pipeline that stands at £180 million.

The recent news hasn't been factored into the share price and we could see some very large upward movements. The broker forecast for this year (April 2017) is 2.6 p EPS so if the market gives this a PE of 10 this would imply a value of 26 p which is considerably higher than today's valuation!


"The development was put on hold in 2015 after its public consultation following a government announcement that housing benefit for housing association rents would be capped at the level of the Local Housing Allowance (LAH) to include specialist services like supported housing and extra care schemes."

Hi Norbert,

I noticed you have the Net debt of £2 million as a negative so perhaps you should include the land at Scarborough which is owned 100% by Ashley House as a positive to balance this out which is given a fair value of £2.4 million in the accounts and should be turned into cash at some point in the future.


Taken from the account report:

"AH Scarborough Health Park Limited 3.7 acre site, held in work in progress at a fair value of £2,476,000"
