06/3/2004 19:32 | Advisor - not sure I agree, as the value of property takes into account future use, which is why farmland with planning permission (for example) sells for massive amounts more than farmland with no permission. Remember the Sept 03 RNS? WIth the surrounding development, the encouragement of the Council and the permissions already granted, the land is, imho, worth about £2.1million.... | jasperminka | |

05/3/2004 09:06 | Jasperminka, the value of the land wasn't undervalued in the results it was correctly valued at the price for "existing use" ie a bus depot, but for others to look at it as a prime site the value obviously rises. Note a small tick up this morning. | advisor | |

Why undervalue the land in results unless either a) they're doing it dishonestly or b) they know something we don't as to why it's so cheap (contamination/refus c) they're muppets who use the same surveyor as they do website designer (ie 15 year old and/or not very good) Either way it doesn't bode well for the company (although b and c bode well for us!) | jasperminka | |

That figure of £980,000 a hectare...might not take into account the prime postioning of the site....which must be in one of the best spots in Swansea, if there is such a thing ;0) | bena1 |
