'On the basis that there is expected to be insufficient assets available to repay the Redeemable Preference Share entitlement in full, the distribution to Ordinary Shareholders on a winding up of the Company will be nil.' |

The unaudited Net Asset Value per Ordinary Share based on bid prices including income was 0.00p per Ordinary Share. The unaudited Net Asset Value per Redeemable Preference Share based on mid prices as at 31 October 2008 was 86.19p based upon 3,806,800 Redeemable Preference Shares. |
