"Despatch of cheques or settlement through CREST (as appropriate) in respect of
the consideration will take place no later than 24 August 2010. "

Alan, the 'expected timetable' says the 'despatch of cheques and settlement through CREST' is up to 14 days after the Effective Date.
The Effective Date should be 9 August - a Monday.

So we get paid sometime before Monday 23th Aug.

Agreed,hedgehunter,but seemingly all in vain.This has been absolutely nicked.
Incidentally,someone sold 3000 shares today at 186.According to my maths they will receive £480(PLUS COSTS ) less than they would have received within a couple of weeks.Either,they really need the money right now or they just don't read stuff.

Calling all fellow smaller shareholders, if Grainger Equity Release business take Sovereign reversions PLc, it will become a monopoly on the equity release PLC, as the only other equity release provider is Hodge Bank, who may exit out of the market for equity release loans .

This info is not in the documents sent, and if this gets sold for this low value, it has been stolen, I'd urge shareholders to vote no, and try and get management to help support growth as anotehr market provider exits the arena.

What a shambles.How can the directors pretend they have done their best for shareholders??Anyone in from before the credit crunch is out of pocket.....this opportunistic bid came when the stock was on its knees but had huge potential in a growth area.Grainger will be laughing about this and I suspect our directors will too.

SVN, is being stolen because of certain instituations, wanting to take a quick profit after buying share when they were cheap. There is real discount value to be unlocked here slowly and surely, with prices recovering it seems the value of H+C is also going for free and it just starting to show value!

Small shareholders should form a strong view and resist this offer! The portfolio, should be broken up and release value for shareholder that way if people want theri money back, but at least we would get closer to true NAV of say £2.45- ~£2.50 per share rather than £2.02. Lets hope a white knight arrives.

Shame but that's life. I never like takeovers as it is usually the good ones that get bought naturally enough. Assuming all goes ahead I will get a lump of money back from what always looked a solid investment and goodness knows what silly thing I will do with it!

SOVEREIGN REVERSIONS PLC
UPDATE ON FINANCING AND TRADING

The Company has received confirmation of bank credit committee approved for the
extension of its loan facility due to expire in June 2010 by a further two
years. This approval is subject to formal documentation.

In the financial year to 30 April 2010, proceeds from the sale of investment
properties and shared equity loans exceeded GBP6.9m, an increase of 53% over the year to April 2009. 68 properties were vacated, compared with 60 in the previous year. The Company has invested less than GBP0.5m in home reversion plans during the year.

Good news on funding. Would have been nice if the company had explained the lack of buying. Prices too high? Unlikely, there have to be customers under pressure to re-finance. Cash handy in defense against unwelcome bid? Any ideas?

What could there possibly be to talk to Grainger about vis a vis their derisory offer?It currently massively undervalues this company and as the cycle on property evolves that undervaluation will grow.

From today's Times:

Sovereign Reversions helps older people to convert the value of their homes into cash. Yesterday, however, investors spotted an opportunity to release some value from the company itself. Shares in the home equity release group rose 32½p to 155p after it said it had received a takeover approach.

Grainger, Britain's largest listed residential landlord, admitted to being behind what both parties described as a preliminary approach. It envisages making a 185p-per-share cash offer, which would represent a premium of 51 per cent to Sovereign's closing price on Friday and would value the group at almost £31.4 million.

Shares in Grainger were down ¼p at 135p.

The approach would never have happened if a small army of individual shareholders in Sovereign had not chalked up a rare victory last year against a group of rebel investors, led by Harry Hill, chairman of Countrywide, the estate agency, and Peter Gordon, a former partner at 3i. They wanted to gain control of the company and gradually wind it up. Now it is chaired by Bob Wigley, the former Merrill Lynch banker, who also chairs Yell Group.

I do hope this bid fails. On a 10 to 20 year view the asset base is very sound and collapsing pensions may force a lot of people to seek cash for equity in their house. This has always been one for the patient.
