Posted at 26/6/2012 08:53 by greedfear Revenues from German property 1,544 million GBP.Using currnt german yields value of the property is in the range of 20-25 times revenues. So we're looking at property values of 31 - 39 million GBP. Book value 22 million. Higher value 9 - 17 million, or 15p - 29p per share. |

The Group says that its 100%-owned subsidiary, Speymill Contracts has a forward order book of £18m going into 2011, a significant increase in the committed order book of £3m at the start of 2010. Furthermore that this order book should continue to grow throughout next year. With its German assets, Speymill says that it is examining ways to maximise cash-flow from these assets and continues to be optimistic about the overall outlook for the German residential property sector. The full year results for the year to 30 June 2010 are expected to show a substantial increase in profits and the Group adds that it is aiming to achieve an improvement in like-for-like profitability (excluding exceptional and one off items) in 2011. At the same time, major shareholders Jim Mellon and Bob Macdonald have agreed to reduce the rate of interest on the loan facility provided to the company from 12% to 9%. Posted at 06/12/2010 12:00 by ivor hunch The question of asset value remains unclear. 9p per share is the amount indicated in the interims, but what is the net (as opposed to gross asset) of the German residential property companies ? Until we know this I suspect 9-10p must be the ceiling for the share price Ivor |
Posted at 06/12/2010 09:42 by ivor hunch I picked up some this morning - just 50,000 but might have another bite at the cherry later.I hope this bb gets more lively as I see SYG as an interesting recovery situation. I did extremely well on them some years ago when they moved from Wigmore into SYG and it was one of my first ten-baggers. But they are looking interesting again. The stated asset value per share at the interims was 9p and since then they have acquired two companies with German residential property worth a gross 25 million euros. I have emailed the company asking more information about their net asset values Jim Mellon is a highly successful investor and I imagine he will want to do something interesting with SYG. Ivor |
