I've only got 112 shares left, still sitting in my ii ISA, so I hope they've not wasted money posting a report to me. I'll keep an eye out for it though

Interestingly, subsequent to this one going private ii has basically forced me to sell better capital before it delisted. I recall deciding to sell Prospect Japan and Private equity investor for the same reason.

Still hoping I'll get a few extra £ back from ERET, eventually. There was some talk of the possibility of a fairly hefty French tax rebate, as I recall.

This is odd. After a long period when 53 documents were listed for ERET on the Guernsey Registry, today there are 56, yet only one appears to be new. I don't know which are the other two they've snuck in, though I suspect they might be two of the four dated 31 Jan 2018 to do with the winding up.

Anyway, the new one, dated 14 June though it's only just appeared, looks as though it may be interesting, as it's called "Annual Validation Form - Additional Information" and is 18 pages long. Previous years' AVFs have been 4 pages. The document isn't yet available to purchase. When it is, I believe the electronic documents are £2. I have mixed feelings about throwing good money after (possibly) bad, but I might be tempted...

On 13 August a change of address was registered for ERET (third link in post 784, fill in the form, choose 100 records per page, scroll to the bottom).

I'm not paying £2 to find out the new address.

Money's come through but in unsatisfactory way:

iWeb (part of Lloyds Banking Group) have paid me 187.3p per redeemed share, and they've moved the remaining shares out of my ISA, which is fair enough as they're unlisted, but they've also paid the money outside the ISA. Maybe they're technically right but it's extremely annoying as the shares were shown in my ISA until today.

Hargreaves Lansdown have left everything in the ISA but they've only given me 165p per redeemed share. I'm waiting for their explanation.

A circular has been sent out today

120.19p/share will be returned on 26 Jan (subject to exchange rate movement - €600k is being returned)

EGM on 31 Jan to approve winding up and appointment of liquidators

current NAV 187.3p

return of cash will be by way of redemption of 64.17% of issued shares

liquidators will then continue to pursue the tax claim...

Does anyone have a view on the future? I've been thinking on the lines that we'll end up getting very nearly 165p per share, plus any eventual proceeds of the tax case. Now there are only ~440k shares left that could be quite juicy.

However I'm a little concerned that I may be being over-optimistic about further distributions. The crux lies in this sentence:

Any liquidation and running costs associated with the structure are estimated and included in the estimated, unaudited liquidation NAV

Does this mean estimated costs have been deducted before arriving at the NAV? In this case "included" would mean "taken into account". Or does it mean they have not been deducted; in other words they are, as it says, included in the total?

Sorry if I'm being dim, but quite a lot hinges on the exact interpretation of this sentence.

Broker confirms "The redemption price of 165p that you have stated given by European Real Estate Investment Trust was an estimate and the actual final redemption price was 164.51p per Share"

Has anyone had their new shares or money yet? Hargreaves Lansdown for all their failings are usually quite good about this sort of thing, but they still think I have the old number of shares and they won't even admit that there is such a company as ERET if I try to get a price.

n1mgn, I haven't got access to my ERET spreadsheet at the moment as away from home but aren't you ignoring the distribution after that NAV was published? I'm posting from memory but I think your base figure of £34m is too high as the distribution will have reduced the assets representing that £2.24 significantly, meaning La Gaude represents a higher proportion than you suggest?

My previous thoughts that La Gaude would already have been valued to reflect the poor likelihood of a sale at value seem to have been off the mark with this 38% discount - it suggests the most recent NAV was too optimistic. Having said that, my instinct is that the share price reaction to the news today was overdone as it already reflected a significant discount to NAV for La Gaude, and at least now we have some short term prospect of a cash return. I won't be selling at this share price and may be tempted to buy once I've looked at the figures tomorrow.

Yes, it isn't totally clear from the announcements but my understanding is that purchases up to close of tomorrow 4 August are eligible.

Quote from the 21 July RNS: The Redemption will be effected pro rata to holdings of shares on the register at the close of business on the Redemption Record Date, being 4 August 2016.

I've bought more today in 4 tranches in different portfolios at prices from 203p to 203.5p as a trading holding to add to my core holding. If the share price does funny things after the redemptions are over (such as reducing by more than it rationally should, as often happens with these redemption situations) I intend buying more.

For anyone not familiar with such redemptions, as the redemption is at NAV the NAV after the redemption is unchanged however because the proportionate composition of the NAV has changed between cash and assets (cash proportion goes down, therefore assets proportion goes up) where a share is trading at a discount it is reasonable for the share price to reduce to some extent to reflect this theoretical increase in risk. However, often the share price will initially reduce by too much (caused perhaps by some not fully understanding the mechanics of the redemption or simply not liking the change in asset mix) providing a buying opportunity.
